The best route you could take is to get yourself a buyers broker and a real estate lawyer.
The buyers broker is by law required to work for you and owes you fiduciary duties, which means if there is anything not wright with the building he will tell you about it.

Yours broker can also ask the sellers broker to supply any and all information you require prior to buying the building.
