If you're selling your own home then, unfortunately, Trulia does not allow For Sale By Owner houses. However, if you're using an agent or realtor, just talk to them about it and they should be able to get that figured out for you.

I would absolutely get a home inspector in there both before and after it gets fixed. He will know best whether or not it's safe or a good investment. I would also talk to other people who live in the neighborhood and see if they've had similar problems. If you get an "all clear" from the home inspector and neighbors, then I don't see any reason to walk away. Best of luck to you! ... more

East Nashville does have a lot of older homes; the area is known for that. However, there are plenty of new neighborhoods in Williamson County for you to choose from. Here are just a few that I found in several different price ranges:

1. The Cottages at Bent Creek - Nolensville. These are new builds in a range around $260,000. The neighborhood is close to the highway, includes nature trails and a pool and has beautiful tree-lined streets. The homes are cottage-style and are a great option.

2 King's Chapel - Franklin. This is a bit further out but should be within 30 minutes of the medical center. This neighborhood has homes in the $500,000 to $600,000 range. It's a gated community with walking trails, creeks and a fishing pond. The homes are gorgeous and have a beautiful, open floor plan.

3. Owl Creek - Brentwood. This neighborhood is a great value with beautiful homes in the $400,000 to $500,000 range. It's connected to Owl Creek Park and includes a fantastic fishing pier.

People here have submitted great data, however, as a father myself, I would suggest personally talking to the principal of the school, as well as parents of children who attend the school. Here are my three favorites:

1. Annandale - Amazing amenities including with pool, lakes, walking trails and parks. Fantastic location with great schools and close to the highway. The houses have also done a fantastic job of retaining their value thus far.

2. Governor's Club - Definitely on my personal favorites list. "Elite" area with golf course, clubhouse, pool, etc. Just a gorgeous neighborhood with beautiful houses.

3. McGavok Farms - Includes a park, walking trails and a lake. It's also right beside the beautiful Granny White park, with fantastic athletic facilities, tennis courts, etc. It's in close proximity to downtown Brentwood with great schools, but not too far away from downtown Nashville.

I would absolutely suggest working with your own buyer's agent who has your best interest in mind, rather than the seller's agent for the home. A buyer's agent can give you advice about submitting a bid, negotiating, paperwork, etc.
