All things are possible in real estate. The answer is yes. Essentially, the terms are spelled out in a lease with option agreement, which specifically details the understanding between the two parties.

Generally, the lease portion is the enforcable part of the agreement. Whether the home is eventually purchased is generally at the sole discretion of the buyer, (which is the option).

It is crucial that you have an agent well versed in this process.

I doubt that there will be a major pree release.
And I doubt that there will be a deluge of Listings; they will probably release a few here and a few there.

I urge you to make a decision regarding this agent. Once they write an offer, they are your agent on that transaction. If you don't have confidence in their skills and trust they are highly competent, get an agent who is.
Think about it this way, if you are spending $500,000 for your next house, would you hand that to this agent in a briefcase full of cash and trust them to take excellent care of it, keep it overnight or for a few days while you are away? If not, why trust this agent with what you will be spending that much money on?
There are lots of very nice agents, but not all "nice" agents are great agents. Look at Find a Pro up above, read several of the agents in your areas answers, their blogs. Check out their websites and interview them.

The answer to this is that it all depends on 3 things. LOCATION,LOCATION,LOCATION. If the home is a destressed property and listed as a Residental property but actually a wonderful lot with a tear down on it the value is in the land and you are better off to jump on that one and tear it down. The cost of the demolition varies but if the property is on one of the premium lakes in any of the Bloomfields ( Hills,Township, West) an occassional DEAL will show up but you must act quickly. There are many people looking for this type of property, I hope that helps.
