Like most re-posters have stated it depends. Having a competent mold removal company assess the damage should be your best bet. Definitely suggest getting several quotes. I was able to find some great info and service from this mold company in Hudson County New Jersey. They were helpful, not necessarily the cheapest (1 other bid cheaper and one more expensive) but worth it. I was provided a certificate of completion and warranty which was helpful since I was selling the home and wanted to make the current buyer aware that the problem was resolved and the warranty transferable to them.

if this is a real estate transaction you need to deal with a licensed realtor, or have an attorney of your choice assist you. You can always do transaction by yourself, but having an attorney or licensed realtor will make the transaction clean! You dont want any mistakes on legal documents! As a tenant, your daughter has a reasonable expectation of habitability which includes not only an apartment in good condition, but also privacy and safety/security.

Hopefully, your daughter has documented request to fix/repair defective items/problems.

if the break-ins were due in whole or part to the building not being properly secured, i.e. the entrance door lock is chronically not working and therefore not preventing unauthorized access, the landlord can/may be held responsible for the loss/damage your daughter sustained.

if possible, your daughter should move out. also she should contact a lawyer.

There are seldom such lists. A Realtor can search listings and see if any property is listed that way. Or there are other ways of searching. See my blog at The type of seller you're looking for is the same in a contract for deed and a lease-option.

Elementary 21.9

Middle (core subjects) 21.6

High School (core subjects) 23

Student-toProfessional Ratio are:

Elementary 11.3:1
Middle 10.7:1
High 12.3:1

I'm assuming you are referring to a a land contract where the seller basically holds the mortgage on the property and collects principal, interest, taxes and insurance much like a bank. These typically are at least 10% down and somewhat higher interest rate. If you default on your payments, the seller will foreclose.

There are minimal properties for sale offering the possibility of a land contract. These can be found occasionally on the local multiple listing service. You could also check For Sale by Owner and other private listings.

First, you need to find a reliable realtor. They may also be able to represent you as a Buyer's Agent with FSBOs or private sales.
