I am reading this in 2017, after trying to research if there were any blogs about the issue. We live in one of the subdivisions on Douglas road. The mosquitoes are terrible. During the summer I cant go out to stand or sit for 5 mins without coming back in with multiple bites.
To top it all my kids swell up so bad when they get bitten.
I dont have any standing water on my property. My neighbors also experience the same issue.
I used to live on the other side of Windward parkway off Mcginnis ferry/Morris Rd. It is not nearly so bad.... more
I find the comments on this site interesting. First off, I have a Ryland home that I had built in 2000. A lot of these comments are from people who seem to have not cared enough to do a walk around BEFORE closing, let alone during the construction. With all big box home builders they will get away with whatever you let them. I had cracked tile that they replaced. I had 3 rooms of carpet and baseboards replaced because they forgot to tighten a bath tub drain. I have been in there 17 years next month and I along with my neighbors have been greatly satisfied.... more
Yes after searching for 5 years, finally we have bought custom home and is from them. You may reach me for more details. They are top notch builders for custom home. The design architecture engineering and functionality of all their homes they built in East Cobb is outstanding and hard to find similar team!! We are very proud of our architect and builder and we get so many compliments all the time. All in all they treat us as family and not just clients and did a lot more extra work while building our home!! They always give right guidance on design and will never compromise to anything if it doesn't make sense or not good for house value !! We may be ready to build another dream home in next few years and we will be working with this team !!... more
We have no emergency like that, but our buyer's buyer wanted to close in 45 days. Our buyer apparently agreed with this, but there is some hold-up (no pun intended) at the bank, and closing will not occur in 45 days. With our lawyer's support, we don't feel the benefit (It's a nice thing to do for someone in a pinch), do not outweigh the risks (they may choose to back out of deal after moving into our house for a while, we could be sued if someone was injured on the property, we still own the house and would be responsible for it, we don't know these people so why would we trust them). We don't feel like this should be our problem.... more
This is a great question, and no you should not avoid stucco homes. I am a certified stucco inspector and tester. I see stucco homes every day, and stucco is a cladding that can have a much longer life than products like siding. The thing to know, is that the stucco needs some maintenance. If the stucco is well maintained it will last and not have issues. I would say though, that you should not buy a stucco house without stucco inspection and testing.
Generally, what I see with stucco inspections, is that if the stucco has not been maintained for a long time, problems can occur. The problems tend to be with failure of the substrate and framing rotting, and are not generally identifiable with just a visual inspection. These problems can be very expensive. The good news for you is that typically its an item that once identified, is paid for by the seller. In some cases buyers end up with a brand new exterior of the home, courtesy of the seller.
SO in summary, as long as you get a stucco inspection, and stucco test then problems with stucco homes won't be able to affect your wallet.... more
