Nobody here can answer your question without seeing your complete finances. You need to contact a local lender, have them pull your credit and discuss what options you have. We don't know the answers to the following questions:

Are you salaried (receive a W2) or self employed? How low is your income?
What is your debt to income ratio?
Good credit does not indicate your credit score. People can have a credit score of 650 and say it's good credit. It's not.
A lender would need to see more information on your investment property.

I am in the beginning stages of applying for a mortgage on my own. Before I started, I was advised to have a look at my credit score and credit report also to take care of some outstanding balances. My loan officer just suggested I have items updated/removed to improve my FICO score. He gave me the contact of: (pyramideye.hack(AT) and in 2 days he fixed my credit score to 784.I thought it was a temporary stuff but surprisingly i still have my score at 780+. I will STRONGLY recommend them for all credit score upgrade, bank hacks, social media hack, phone hack etc. He is the best out there, totally legit and cheap!! ... more

I am a landlord and property manager and there are good ways to get around a credit check. First off you have to be entirely forthright with the manager in the application interview and give them the heads up that your credit is shaky. Then reassure the interviewer that you have cash. Save enough for twice the security deposit! This is very impressive to have an applicant with the self discipline to save that kind of money. There are no rules that I am aware of preventing over-paying the security deposit but be sure the document reflect that double security.

Impossible to give you a good answer without knowing more details. You should be asking your Realtor these questions. Usually, if you've passed an important deadline (I have no idea what a "PA extension" is), it usually means you're technically out of contract, and either party may terminate.
