I am sure as you are visiting Sedona you will hear of all the celebrities that lived or still live in Sedona. I know we have heard many over the years. Lucille Ball's old house, Nick Cage, Johnny Depp, Madonna, the list goes on. On one trip we had a women that was working in the Robert Shields Studio at the Y (which is now out of business) tell us that Nick Cage came in and was ordering his furniture for his home that was in escrow.

We later found out that he actually does love Sedona and often came to Sedona to vacation when he was married to Lisa Marie Presley. He wanted to have a home in Sedona and was even in escrow for a home in an exclusive area near the airport but we were told that at the last minute he dropped out of escrow. He wanted to own the airspace above his home and that can't be sold. I don't think he would have lived in Sedona full time anyway as Nick Cage is one of the Celebs that likes to collect homes as a hobby.

On the same trip we were told that the monster house by the chapel was Nick Cage's, Johhny Depp and then finally we were told it was the Dr. who invented the laser for Lasik eye surgery and he is from Romania. We've been told "Madonna lives over there", or "the green house you see on the side of the hill by Snoopy rock was Lucille Ball's house".

With so many conflicting stories, who knows what the truth is. But chances are if it is coming out of timeshare person's mouth, then there is a good chance it is not true.

A few old time celebs lived in Sedona full-time in recent past. Actor Donald O’Connor and actress Sean Young lived in Sedona until O’Connor died in 2003. He was 78 when he passed and is buried in Forest Lawn Cemetery in Hollywood. Ms. Young, who appeared in “Blade Runner” and “No Way Out,” moved back to LA Canifornia a few years ago.

There was also a dancer named Ann Miller that has a second home in Sedona but lived in Beverly Hills until her death in 2004. Now it is true that many celebs pass through the town. I have seen pictures on the wall of restaurants and hotels. Nick Cage, Johnny Depp,Bob Dylan, Mike Tyson,Oprah, Muhammad Ali, and Regis Philbin,Lisa Marie Presley, Nick Nolte and Martha Stewart and more.

The agreement (Buyer/Broker) will protect you both and settle any questions once and for all about who's client she is. No other agent can claim she was working with them if you have that agreement in place, so perhaps it would be a good idea to take care of it. Once you have that, she can feel more free to look.

I don't think the contract would be valid, unless your license is active though. It would be safest if you activate your license first.

Seller financing can be a real advantage in attracting buyers who may not otherwise qualify for various reasons. When listing your home, you want to ensure that your agent places "Seller Carryback" in the comments section as it will help when agents who are searching for "Seller Carryback" listings. You would want to provide your agent the loan details on a Seller Financing Addendum as part of your Residential Resale Purchase Contract packet when you have located a Buyer.

Often, a local title company can assist you with the "how to" steps on doing this at a reasonable fee. They have in-house companies who will accept and track payments for you. These companies will also confirm that your Buyer is paying the HOA fees in a timely manner. In summary, should the Buyer default on a payment(s), the property would most likely revert back to you. Also, many times the interest rates of third party financing channels that I've seen range anywhere from prime rate plus one percent upwards to ten percent. When listing a home, I always advise my Seller's to remove any excessive clutter as it may detract from the home and make the home appear smaller than it is. Usually a Seller will remove packed items and place them in the garage. I think it's best when the home appears to be clean and well cared for. This can be a challenge when the home is vacant. Usually your agent can assist you in suggesting which items to remove. Always reach out to your agent as they have additional resources that they can utilize

The majority of the homes in Sedona do not have their own pools as you might find in other parts of the United States such as Florida. If you're looking for a home with a pool, chances are we would find a home for you with a pool. In West Sedona, there's a public pool that was renovated in the last couple of years. In the Village of Oak Creek, many locals join the Hilton Spa's fitness facility which has a lovely pool and awesome views. Feel free to contact me for additional information. Did the sales meeting, when you did annual on cost and maintenance was like $350 a month spreading out the cost of the "points" for 10 years.

Mobiles (like the one you're referring to) are extremely hard to finance. Usually it goes to manual underwriting, and there are a ton of hoops to jump through. Everything will have to check out in the inspection, and you may even get bounced around from lender to lender (within the network).
