For a jumbo construction loan, I have not seen anything besides 20% down. I have not heard of anyone that has 10% down on a jumbo construction loan I am afraid. Hopefully you get some positive responses though. If not, I wonder if you can come up with 20% down (maybe get some gift money?), and then after settlement, get a 10% equity line to pay back whomever you borrow another 10% from? Just a thought. If the bank has actually taken possession, it will be listed with an agent. Banks don't normally sell their REOs any other way. It's hard to say how quickly that will happen so you'll just have to keep your eye on the listings around you.

You would be well-advised to let your buyer's agent know you're interested in this specific property because the first people to know it's for sale will be people with direct access to your local MLS.

On the other hand, that "old" mortgage will have a high interest rate when compared to those offered today. So...it may be easier to qualify for a mortgage in terms of income requirements than you think!

A full acre lot in a gated comm within Savannah maybe hard to find, throw in the ability to build a wall and we may have problems as all gated communities will have Home Owners Association with rules and may not allow that.
