The houseboat communities are unique, and each houseboat is its own unique design and has its own character. As always, IF the houseboat shows well and is priced right for the current market, and the buyer likes the style of that particular houseboat, it will take from generally 60 days to 90 days to sell. A lot of that comes down to your PERSONAL value of the elevator. If it's something you're going to use, or even need (depending on how many floors the house has) then it will be worth more. If it's just wasted space and you're really only going to use it to move furniture in, maybe it's worth less. If you move furniture fairly often, have any mobility issues (or relatives/friends with them), or the house has three or more floors, it would definitely be worth it. ... more

Depends how young your children are and I suppose what hobbies they have. The community, as mentioned above, is very much a hillside, affluent community with a downtown driven by it's art scene and proximity to the city of San Francisco. While many have pointed out the below average public school system in the area, let's not forget the county does have some exceptional private schools to counter. ... more

There are some beach front properties near the Portofino Apartments. Close to water is great, higher up the hill is called Hurricane valley for a good reason. There used to be a wonderful Indian Restaurant on the water there and on warm summer nights you could hang out with all the windows open in a tank top. Truly heavenly. I love Sausalito. There are so many just have to find the best one for you! I enjoy the live music every Friday night in the Park during the summer. See You there. ... more

The berth fees in range from around $700-1400 depending on the dock, location, and the size of the floating home. The berth fees include: water, sewer, garbage, dock maintenance, and parking. There are currently 2 different sources to get financing for floating homes- the rates range from about 5.75-6.0 right now. The property taxes are structured differently for floating homes so the tax is less than a land home. I am a licensed real estate agent that specializes in floating homes and I also live on one. Please feel free to contact me with any further questions.
