Depends on the market value, but very doubtful it will sell for much more than you bought it, you'd probably need to bring about 5% of the sale price to the closing table, depending on the various fees in your area. I assume you don't have that cash laying around (most people don't!).

You could try renting it out, then finding a place for yourself to rent. You'd probably have to wait a few years before the value increased enough for you to sell and break even. Housing is a long term investment, so it takes a while to make money in real estate.

Why did you buy the house? What did you like about it? Debbi is spot on to try to focus on those items and give it a little bit more time.

Few owners would do this. Bascially the person you 'finance' can tear your house apart, it's nearly impossible to foreclose on them if they don't pay which is quite common. I watched a friend do this and it took two years, and a ton of money to get the person out. It's nothing like an eviction. I flip houses and the only owner finacing I do is vacant land- and that is with a big down payment. I suggest you rent to buy if you need to clean up your credit. ... more

If your goal is to be closer to the city than Woodstock or Saugerties, there are other country possibilities. High Falls which is near Marbletown is charming. New Paltz is a college town and has a cool village with lots of shops and restaurants, not to mention great hiking.
