In NH you don't need an experienced realtor to buy land. Any realtor can help you with this. The hidden truth is whether realtors will WANT to help you. The majority of realtors are more interested in helping buyers purchase houses because they can earn higher commissions. Prices of land is not as high as a house, therefore the commission earned is much lower, thus the reason realtors frown on helping buyers purchase land. If you were in the Midwest, it would be a different story since there is a higher percentage of buyers purchasing land only. However, in New England, not so much.

What you need to do is contact several brokerages and speak with the Office Manager or Broker in Charge. Explain that you want to be assigned to a realtor who has bought or sold land before for clients.

Have you thought thru what your specific needs are with the land? Have you visited the county or city zoning office to find out about zoning regulations? Have you researched permits? Whether you can use the land to build on? Any building codes? Farming? Have you researched financing or will you be paying cash?

I would have taken it off to make it fresh in the spring, but spring is in February as far as real estate is concerned. Get ready now so you can beat the other sellers to the spring rush.
