Wasn't able to finish writing, I have my closing documents and wire transfer instructions for closing and my lender called yesterday 48 hours before closing and stated I am not qualifying for the loan?! Is this even legal? I am due to move out of my apartment in 15 days. Of course it has already been rented so I am not able to stay in place. So basically I will be homeless. I received my "congratulations you are approved" letter 25 days ago!! So why!?! Any information will be greatly appreciated! ... more

Many landlords are aware that bad credit doesn't necessarily mean a bad tenant. There are several other factors that influence a landlords decision as to whether or not an applicant qualifies - criminal & eviction records, rental & employment verifications. If you have bad credit - a good place to start is to be aware of exactly what is on your tenant screening report. When you are ready to apply - have a dialogue with your prospective landlord about what they will find on your tenant screening check and ask them what their criteria for tenant selection is. is a great resource for tenants AND landlords. As a tenant you can order your own tenant screening report review it before sharing it with prospective landlords. The inquiries on your credit report are "soft" meaning they don'e negatively affect your credit score AND the reports are "portable" - you pay for one report and can share it with as many landlords as you need to (for 30 days) as no additional cost.
