Our philosophy is "clients for life" therefore while sales rankings are wonderful they are not necessarily the #1 criteria for selecting a buyer's agent or a marketing agent for your property. We are most proud to have been chosen for the Sixth year as a Five Star Real Estate Agent in Delaware. This award is about service not sales and it chosen by clients not rankings. We are ranked in the top 1% of all agents at the Delaware Beaches as well, but our Five Star Award says more about how we work for our clients. ... more

Good morning, I hope this finds you well. This is a listing from our office and the $420 HOA fee covers the maintenance and insurance for the community pool. It is also used for building a reserve to re-pave the roads, when necessary, and lastly, it covers the cost of street lighting.
Please be advised that this home is a short sale so it is being sold "as is". If you are interested in seeing this property or if you have further questions, please call us today!
Best regards,
Michael Kogler

gene hoffman, Agent, Rehoboth Beach, DE

Had a friend ask me for a rental. I called 3-4 Rental agents, found ONE possible property; the listing agent would be in the next day. Agent called first thing, but said it was already gone.
GOOD LUCK, be persistant, might not find what you want, but, boaters say, "any port in a storm!"

Here in Florida, homeowners and flood insurance both are to become significantly (mulitple) more expensive.
The link provided by the Dean Team is very revealing.
"Beachey' properties, even those .8 miles away from the sand, are being dirven toward self-insured situations. That means 'Cash' buyers.
