After prop 13, the state had to have a vote in order to issue "General Obligation" bonds. This was the method used to finance things like streets, curbs and gutters, schools and parks in new developments. In order to promote new developments they passed the Mello Roos bill to provide financing for these items. They are a general obligation of the new homes that were built.
That is what they are how the affect you.
For some reason the typically tend to double the tax rate to about 2.2%.
So if you are buying an old property, there most likely is no Mello Roos taxes. If you are buying a newer property you better ask or assume you have it.

If it has been listed in your MLS, and the option to advertise on other sites, including IDX feeds has been selected, it should automatically be picked up by Trulia, Ziillow, Realtor.com etc. When those sites are populated, a google search will show your address on several sites. You can also be sure it's advertised on your local Craigslist. Postlets is a good tool for that as well. ... more

Hello maisonnabdallah, if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment you are looking to achieve and you can be emailed listings to fit your search criteria.

The rentals in Rancho Mirage start from $1,200 for 2bd 2ba condo and up and the purchase start from 94k for 2bd 1ba condo which is as low as $475 down payment with a minimum 580 fico score.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify FHA from fico score between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional with a minimum 620 fico score.

It only takes a few dozen questions to qualify, go over your options and email you listings too. Here are some links to study as well as web reference links to many loan program pages offered...
