There are a plethora of over 55 communities within 20 minutes of Oakhurst in your price range, including many great deals on properties that once sold for much higher. I might suggest the Greenbriar's in Brick, Greenbriar Woodlands in Toms River, Holiday City, Berkely may be a little further than you want to travel. I am an SRES - Seniors Real Esate Specialist as 33% of my business is in helping others downsize their current homes and place them in the most appropriate adult communities. Having said that, I have a good grasp of what is offered at various developements and their pros and cons.

PS I currently have a property for sale in Greenbriar Woodlands @ $184,900. The last market sale on this model was $210 in August, 2010 . . . clearly a great deal from this motivated estate!

Sorry - I did find the address and the taxes for 2009 were $5,545.00. Ocean Township which includes the community of Oakhurst will be going through a reassessment this year so the taxes will most likely change in 2011. 1 Did the agent dio a good job or bad job - "I could of received more with a different agent"

2. I didn't wait long enough - I could of received more

What really happened - you had a buyer and a seller who agreed on a price - which became the "fair market value".

This what an appraisal is suppoed to be an indicator of.

Were there other conditions - an estate sale, company owned - or just a seller who met a buyer and was happy. Maybe the seller left room for the new owner to enjoy the property and the agents weren't greedy thinking they can get a bigger commisison.

Everyone is happy.
