If you've been pre-approved and want to use that lender, you will use their mortgage originator in the process. You could close this deal with just a title company...but it will be very important to do a title search to check for clear title. There are many programs that do not require 20% down.
VA and USDA offer 100% financing to qualified buyers.
FHA requires a minimal down payment of 3.5%.
First time homebuyers may also qualify for a conventional loan with as little as 3% down. There is also a program called My Community Mortgage. This program allows for a low down payment of 3% but has a much lower mortgage insurance compared to the traditional conventional loan to qualified applicants.

The only way is through seller financing or bringing cash to the table. A mortgage is simply a loan for a house. If you can't get one and you don't have money and the seller won't finance it to you, than you cannot buy one. ... more

Hello! My name is Bernice and I know here in South Jersey the first most important thing you would do is contact your local zoning office in your direct township. Tell them what you would like to do and then schedule an appointment with the zoning officer to come out to your home. In our area you would be provided with a list of things you need to do to get a permit for renting your home verses owner occupied. The rules are usually different. You will need a city and state permit. Once any corrections or repairs are made then you will need to schedule a follow up appointment to conclude the process.
