The lowest offer likely to be considered reasonable by the seller would be around 80% of the sellers asking price for the home. In this case thet would be in the neighborhood Of $149,000. ... more

Ray,
Alan is correct, you can try anything, but it isn't common and will potentially cause problems. Buyers want certainty. One wiling to accept that level of uncertainty will want to be compensated for it by offering a lower price than they might if they could plan their sale normally.
A buyer has to know when the can lock a loan, close a transaction, schedule the movers, utilities etc. If this is so important to you that you can offer your home for a below market price, you may get a taker, but for top market price I'd advise against it. It comes down to what's important to you.

You can accept an offer based on any contingency you want. You can make it contingent on Donald Trump becoming the candidate of the Republican party.

But contingencies like that will limit the number of buyers who will consider offering you a contract. After all, it leaves them in "limbo", until you find and get another home under contract (or until Hell freezes over for the Republican Party). ... more

You can certainly close on the property even with a failed Title V, and have a mortgage on your purchase. The bank however, will require you to have estimates for the replacement system, and then have you put 2X the replacement costs into escrow (which they will hold), and give you a specific time frame to have the new septic installed. The septic company will be paid by the bank from the escrow, and any surplus will be returned to you when the job is complete (and inspected).

Hi Patty,

I just saw your post and would like to know if you found a way around your concern. I actually live in Methuen myself and am a Realtor also. My office is Moore-Tuttle in North Andover and if you are interested I work with severely low credit score lenders. I'd love to help and I look forward to hearing from you!
Sincerely,

Every home will sell at a price. Price it correctly and you will be able to sell it in the time from you want regardless of whether it needs work or not.

Obviously a house that needs work will sell for less money then one that is buyer ready. ... more

Eva, there is no mention of a washer and dryer being included in the listing. I contacted the listing agent to ask if there are hook ups. Other listings in this condo complex did have a washer and dryer inside the unit so there is a chance that it does. I'll post if I find out more details. ... more

The possibilities are many. There could be multiple lien holders on the property, the negotiator did not like the offer price and countered, the bank is waiting for supporting documents from the Seller, the file was reassigned just to name a few. I am Loss Mitigation Certified and have seen a short sale take a year to close. Is this a property that you are interested in or are there similar properties that you have questions about. Please feel free to contact me at marianne@HowHomesGetSold.com or 978-984-3188. I hope you found this information helpful. ... more
