Again, if the house was listed correctly it should be accurate. As you know, it also depends on if it is a buyers or a sellers market. Knowing how motivated the seller is, may also help you.
Only the buyer knows how much he/she is willing to pay for a piece of property.

Traditionally, buyers will pay a premium for two things - a view, and waterfront. It's hard to put a dollar value on how MUCH more a property is worth for having those things, since so many details come into the factoring of value.
