Don't fret about past transactions, just look sat the current market to determine if the house is worth 189.

All good answers. I'll just add a little more - Your local library could also help - reference librarians excel in finding that sort of data. Also ask to see Banker and Tradesman or check them out on-line. For local statistics, you can also check with your county recorder or registrar of deeds for actual closings, but likely they won't have projections.
