Hi Debbie. Many times land contracts holders want 20%-30% down. Are you looking for a land contract because you don't qualify for a traditional mortgage?

I offer portfolio loans for folks with unique circumstances, who don't meet normal lending guidelines. We take a look at the entire scenario and try to find a way to say yes.

A few things to keep in mind with portfolio loans:

-10% down minimum
-Primary residence only
-No mortgage insurance
-Income and assets must be verifiable

This house is pending the closing. It went pending on July 6 but the transaction nhas not yet closed. Depending upon the buyer's mortgage, the time lag between pending and closed can be 6-8 weeks...sometimes longer.

I can answer that one! Yes, you will significantly be reducing your options. Owner-financed listed properties are not as available as cash and mortgage listings. Finding the ones that are available is as easy as having a Realtor run a search of your desired area and criteria, though. Some land contracts are also sometimes negotiated with seller's that otherwise had not considered the option. A good real estate pro can also help you with that possibility. Why would you like to know who owns the house? Even if it is a bank owned home, it is hard to determine exactly when they will list it for sale and for how much. A realtor can let you know when the sheriff sale was and what the market value is for the home. Is this the only home you are interested in? It's hard to know exactly what you have in mind! ... more

Justin was right on. Whether you are in La Jolla or Royal Oak, the right of first refusal can get a buyer off his or her seat and buy. The trick will be to get the first buyer to write and perform. When they write the offer they don't need to know there is a right of first refusal out there.....until you accept the offer as written any and all things can be on the table.... If you are only doing bank owned, you will want to begin to add other sources now so that when the bank owned business dries up you aren't out of business.
