Hey

Looking for up to $850k construction loan with 90-95% LTV.

Good income but most money in retirement accounts to this point.

Ok with a two close situation.

Do we have options?

Hi Lauren,

How many dogs do you have and what size? There are very few co-ops in Westchester that allow multiple dogs even fewer that allow dog(s) over 25 lbs. I know of a couple dog friendly buildings however in White Plains and Bronxville. Depending on your price point, you may be able to increase your inventory of options by looking at condos which will be less restrictive than co-ops. If you would like to discuss, please message me privately at the email address below.

Coops are going to want to see income. Money in the bank doesn't mean much because it can be spent over night. They want to see consistency and that you will have no problem paying your maintenance. Part of the board application will be furnishing the past two years income tax returns to show that consistency. Your best bet is to contact the management companies for any coops you have interest in, this way you get the info straight from the people that process the applications.

Hi, This unit is off ow W Hartsdale Road and somewhat private. It's is very convenient to Central Ave and also the major parkways. Homes don't come on too often in this complex and the decor in this particular one was a little funky. I do a lot of business in the Colony right around the corner. 3 bedroom homes typically range from $300k-$450k depending on size. I currently have two townhouse style units in contract and for the money they are a great value. They live like a house.

Craiglist, Realtor.com, Zillow, and Trulia all have open houses listed with the property. if you do a search for homes in an area you will have to look through each one to find open houses. As agents, we can do a simple search for open houses in specific areas and property types. I don't know why they don't make it easier for the consumer.

Hi, Pinewood road is a little private area off of West Hartsdale (the busy road. It is surrounded by trees and also some single family homes. The board there is strict and if you would like to know the specific criteria for board approval, I'd be happy to pass it along.

Deborah L. Altieri answered:
Are you looking to rent or to purchase? Often if a building allows pets and in particular dogs, it does not follow that an owner who is renting their unit out will be willing to take on pets. Most co-ops do not allow dogs or if they do have weight restrictions. Most condominiums do allow pets.

To save you time though, you are best to find an agent in the area who can search their Multiple Listing System with pet criteria and who can send you only those listings that will allow a dog. There is also a code "call listing agent" under pet criteria. In this case and agent can call the owner for you and let them know about your pet to see if they would be willing to meet with you and your pet and approve the pet.

Hi,

The actual subways that are closest are the North Bronx end of line. Woodlawn #4.
White Plains Rd. #2. They would be about 15-20 minute drive.

The best way to get to NYC would be the Metro North Railroad, about 5 minutes from the unit and it goes in to Grand Central Station.

Best!
