I have a similar issue. The brochure and online MLS, market the property with two assigned parking spaces. This information is not covered at all in the disclosure document and is not provided in any other information until closing. I found out quite by accident when I asked which spaces are assigned to my property when I was told I have one space deeded and "access to visitor parking". Considering this is a two bedroom unit, would it not be a functional obsolescence to have a single parking spot for a unit that is obviously intended for two occupants?

I went under contract at a price that I was told included TWO assigned parking spaces, and not just ONE. The listing agent's response to my concern was, "1 Parking space is deeded to the unit; 1+ Visitor parking spaces. The office said this was acceptable, We have the due diligence to do our research and find out for ourselves. This is typically how condo units deed out the spots. 1+ Also confirmed that this in no way changes the value of the property. "If" there were a garage THAT would definitely change value, but appraisers do not count the spaces. It is a given to them that there will be at least one."

Whether it changes the value or not, it does change the value for me. Based on the marketing presented by the listing agent, I purchased, in good faith, "two assigned parking spaces". I feel that this listing was falsely marketed to me and I'd like to know what I can do about it.

Information on MLS is not warranted in any way, that's their disclaimer. Agents are only humans, they make mistakes, saying that the pool equipment was new and not specifying it was just the pool pump its not the greatest deal in the world. About having a "case for court"....you are admitting to knowing about the issue one month before closing yet, you moved forward with the closing, why did you? If you wanted the items fixed they should have been fixed before you closed.

Ultimately you need to ask the question to a legal counsel.

Every individual's situation is different. I assume you have a buyers agent helping you with the purchase. It is important to understand carefully all pros and cons and then make a decision. Every home has some negatives and if there are none, usually the prices is prohibitive. The question is which ones are you willing to live with. As for resale value, the pricing often reflects those pros and cons. Again, your Realtor's advice in such cases is invaluable.

Thank you for your question. I guess it depends on where you need to be close or more convenient for your work location. The following are pros without knowing what would be more convenient for you.

Exton Station is its close to the Exton train station for local train to Philadelphia and Amtrax stops there in case you want to take it to New York City. Also, you have Exton Main Street, Exton Mall and 2 other shopping centers in Exton for shopping and restaurants. Its only about 10 minutes to West Chester Borough for additional restaurants. Its close to major roads (Rt 100, Rt 30 & Rt 202). Convenient to corporate centers in Exton, West Chester, Downingtown & Malvern areas.

Kimberton Greene is a short drive to Phoenixville for restaurants & shopping. Its about 15 minutes to the Collegeville area for shopping, restaurants, corporate center and Rt 422 to King of Prussia. Close to Rt 113 to go to Exton & Downingtown areas.
