This is something that you should discuss with the sellers side so they are at least aware of what you want to do. When it comes down to it, as long as you get the loan you'll be fine and the seller will get there money. If you get denied because it doesn't appraise you will most likely have to put down that additional money, especially if you agree dot from the very beginning.

Hi, Unfortunately Trulia doesn't allow for sale by owner. The odd thing is, I have seen it syndicate from other sites for sale by owner. Try going to Postlets.com or Fizber.com, posting there, and checking back with Trulia 24-36 hours to see if it worked. Otherwise Zillow is your option. Have a great day!

You can blame the school budgets for the bulk of the tax increases. We have been seeing somewhat of a turnaround in most areas as of last year. The taxes in all of the Rivertowns are very high, ev en on 500k homes. What helps increase value is not only that areas undrlying economy but what has sold. As home start to sell for more the area recovers but yes, your taxes will always go up. That doesn't mean the area will lose it's value though..

Hi, There have been a total of 21 sales in Dobbs within the past six months and they range from $265,000-$1,300,000. When trying to determine a list price you want to look at comparable homes that sold within the past six months. If there are none you can go back a little further. This is the same info a buyers bank appraiser will use. A separate au pair suite definitely adds value as long as it has a certificate of occupancy and can be legally considered an additional bedroom. Buyers buy based on location, size, and condition. These other factors are very important to consider when trying to determine a value. In order to guide you accordingly I, or any agent would have to physically see the home. Hope this helps.
