There is a loan program that will give you the money to buy the home and do the renovations needed all in one loan. Yes, you will need a contractor.

This program only require a 3.5% down payment and even allows you to roll closing costs into the loan.

The Pike County Dispatch which is the local newspaper publishes the foreclosures in the newspaper once a month. A subscription to the newspaper is cheap. However, if you purchase a foreclosed home, you will need to do your homework because you purchase a foreclosure as is and can be responsible for up to 3 years of back taxes and 3 years of back dues and any liens associated with the property so essentially you are buying someone else's headache. In my experience. USDA loans have requirements for septic, water and termite certs, They also need to see the plumbing, heating and hot water working. If broken plumbing is capped off and the rest works, it might fly.

Nancy, Yes, Lake Wallenpaupack is the largest recreational lake in the area. Nearly all of the lakes in the Dingmans Ferry area communities do not allow gas engines (electric, wind or oar power OK!). However, up in the Masthope (Ski Big Bear) area near Hawley is another lake called Westcalong that does allow power boats. The Delaware River is another option.
