I can understand why this upsets you. I can also understand your relatives' point of view. Doing business with family can be difficult and is not something everyone is comfortable with. It would have been nice if they had at least given you the chance to get a referral fee here but they didn't and how you choose to react to this will tell them a great deal about your professionalism and may determine whether or not they refer friends/family to you in the future.

I see something in your note that you may want to work on going forward: You're very focused on yourself here when you need to be focused on your customers' needs. No one in your life ever owes you a listing, especially not just because you need money. If you're getting business, it should be because you're a hard-working, customer-focused, problem solving, aggressive professional who is determined to get your clients the best possible outcome.

Early buy out is purely negotiable. If you prefer to not move you have a binding lease. Seems like they have offered you a good faith compensation amount. If you would like to accept it at your option then you may do so but you are not required because you have a binding lease unless you are in default in some capacity ... more

A great resource for assessing local crime activity is the Automated Regional Justice Information System at http://www.arjis.org is a great resource for investigating the types and levels of crime in a particular area. The San Diego Police Department first suggested I use the site when I was inquiring about possible crime in a particular beach neighborhood one of my clients was interested in. You will be able to look at broad statistics by area using http://crimestats.arjis.org.

The mapping tool at http://www.crimemapping.com allows you to be a specific in your inquiry as to type in a street address, and lets you look at crime within, for example, up to a 2 mile radius around the address if you'd like. You are able to ascertain the types of crime (e.g. theft, drug and alcohol violations, burglary), and you can search within a range of dates (e.g. within the last month or year).

I feel for you, as you face a challenging situation. I agree with Cindy, that you need to discuss your situation with a Landlord face to face. You will be able to work your way around it, and find a home for you and your two dogs. Be honest, mater of fact and have your facts in order, and I think you will have a good chance at finding a sympathetic Landlord.

I also preferably would like an updated unit with maybe wood floors if possible and granite countertops. It would be ideal if there was at least one walk-in closet. We're a local RE brokeakerage in Encinitas ad have a great inventor of rent/lease properties as a rule. Would walking distance to several well known surf spots make a difference. Also how long do do you plan on living on our fine DS shoreline. You might be wiser to wait until closer to September.
