KHC is used for mostly applicants in urban areas of Kentucky that don't have access to USDA or other government agencies to buy a home with no down payment.
Down Payment Assistance for Ky First Time Home Buyer, 100% Financing


Down Payment: There are still housing programs that exist for Kentucky home buyers whereas you can purchase a home with no down payment. You will need a 640 mid credit score to purchase a home using the KHC loan programs for their no down payment credit requirements.

How the Down Payment Assistance Program (DAP) Works
A minimum of 3.5% down payment is required with this loan. Down payment assistance loans are available from $4500-$6,000, and are paid back over a period of ten years. They are typically offered to buyers with limited cash reserves and carry an interest rate of 1 to 5.5%. These loans can make a critical difference to buyers for whom the down payment is an obstacle. Buyers whose 3.5% down payment is less than the $6000 limit may choose to use the remainder of a down payment loan to pay closing costs, further reducing the amount needed to bring to closing.

If you meet income eligibility requirements and are looking to settle in a rural area, you might qualify for the KY USDA Rural Housing program. The program guarantees qualifying loans, reducing lenders’ risk and encouraging them to offer buyers 100% loans. That means Kentucky home buyers don’t have to put any money down, and even the “upfront fee” (a closing cost for this type of loan) can be rolled into the financing.

Fico scores usually wanted for this program center around 620 range, with most lenders wanting a 640 score so they can obtain an automated approval through GUS. GUS stands for the Guaranteed Underwriting system, and it will dictate your max loan pre-approval based on your income, credit scores, debt to income ratio and assets.

They also allow for a manual underwrite, which states that the max house payment ratios are set at 29% and 41% respectively of your income.

The Real State Agent today has no ethics,they so dishonest that they even talk loudly about they are allowed to do today,they even say:hey we are investors,we control this market,but they forgot what happen every time they do what they do. They should be under constant surveillance so they don't abuse the buyers.
America changed too much and is the biggest problem,we now permit the dishonest to continue working that way,because as they say all the matters is how much taxes you give to the Collector. Once more the Real State Market will explode,well I hope and that will happen to see if they learn,that while they keep acting like that the Karma will come after them.
I don't know what part of Honesty or Dishonesty they can't understand and I hope Trump or some one honest bring a law against those unfair money makers.
The market will brake down again and this time should be total devastation.

Derogatory Credit Letter of Explanation - - this letter is always requested for Kentucky FHA, Kentucky VA & KY Rural Housing USDA loans.

It is crucial that the information identifies all the derogatory credit on the credit report. It does not have to be lengthy, but does need to outline the following:

a) The circumstances regarding how the derogatory credit came to be and how it was out of their control and temporary in nature
b) Show how the circumstances to the adverse credit have been removed

The letter must be supported with documentation that verifies the explanation provided by the borrower. It is required on any file that has ANY derogatory credit on the report.
