A loan, while waiting for your first home to sell is called a bridge loan (or interim loan), and those are a little harder to come by, and a higher interest rate than a normal loan.

If you already have a home equity line of credit (heloc), yes, you can use that to pay the $90,000... but it's highly unlikely that they'll give you a heloc when your house is already for sale.
