Q:A:I did not see the AR number which is the listing number for the house if you listed via a Real Estate Brokerage so I am assuming you have listed your home as For Sale By Owner on Trulia website. Since you did the input of information onto Trulia website, there should be the EDIT function on the Tools feature for you to make corrections as needed. But if you already tried and had no luck on it, then my suggestion is to contact Trulia website's Administrator to ask for help on correction of the information on the listing since Trulia also wants to keep the information on their website as accurate as it can be. If in case, Trulia could not help you on this subject, then the last choice of action is to delete the entire listing then redo it all over again with the new, accurate data. I hope it will work out for you at the end as I know getting the house ready for sale was a daunting task, let a lone to do the listing online so it would attract potential buyers/viewers is another hard work all by itself since you are not doing it on a routine basic like Professional Realtor such as myself. Other things you must consider such as availability for contact with people whom want to look at the house, being there at the times they show the house, screening whom are those people are for security/safety purpose and the legal procedure on fair housing law before, during and after the contract is ratified. Q:A:Hello, This property had been sold on March 29, 2012 so it's not available for showing any longer! Since it's not per showing service that we, the Realtor, are providing but instead, it's a whole process of getting to know what you are really looking for in your future house as a prospective Buyer along with your financial ability to purchase it, then we can successfully work with you to bring the process to the settlement as smoothly as it can be . Therefore, it's advisable to have an official meeting with the Realtor to go over your objectives and base on that, the Realtor would be able to narrow the search for your future home with the most accuracy and within the price range that you could be able to obtain. This way, no waste of long hours to drive around town to look at homes that either beyond your ability to buy or did not have the features that you really wanted. I personally want to work hard for any client of mine, however, there is a different between working for a successful result and just merely work with no goal to achieve. I speak the truth of the home buying process and it's up to you to decide which Realtor you would like to engage into your home buying process as that's the trusting relationship that we are building, not merely just the buying transaction! Q:A:Hello, Based on your question and the answers that you had so far, they are all good. For my experience with Sellers that I successfully assisted to list their houses, some were regular folks whom had no idea about selling & listing the house, which option is best to use and some were savvy investors, whom bought and resale the house after renovation, each Seller has a unique goal and situation. I don't know which group of the two you are in, but understand what the Seller wanted and recommend the best solution to achieve the Seller's goal is what I do best since before I was become a licensed Real Estate Agent, I had 14 years of experience of working at the Home Depot and that had helped me tremendously when it comes to look at the house to analyze the pro and con of it's condition then to recommend the best option based on what you wanted to achieve. Bottom line is which option will bring back to you the most as you expected, selling AS IS or fix it up in some critical areas of the house to make it appealing to prospective Buyers since FIRST IMPRESSION is everything. I work with investors to help them to estimate the repair costs of an AS IS house to determine their net profit, so in your case, we need to discuss more in details so I would know your unique situation to give the right strategy of selling your house to maximize your chance to have the best offer. Like others had answered, as the Seller, you just need to let the Listing Agent know whether or not you wanted to list your home with AS IS condition in the listing.
