I am a 46 year Phoenix native and alumnus of the ASU class of '91. I have worked in residential real estate for the last 10 years after spending 2 years in commercial real estate. My previous experience includes 10 years in project engineering, with the last 5 years in capital equipment sales and marketing. I have negotiated and sold over $25M in real estate. Seller representation - Internet Appeal is the new Curb Appeal! When it comes to selling your home, one of the most important tasks is the photography of your property. I utilized professional photographers to obtain High Dynamic Range (HDR) images to capture the beauty of your home. The HDR process entails obtaining three sequential photos, all with different exposures, which are then combined into a single, eye-catching image. The photos are critical because in addition to posting to the Phoenix Area MLS, I also syndicate my listings to over 50 websites including the market leaders Zillow.com, Realtor.com, Trulia.com, AZCentral.com and Homes.com. This provides for an incredible internet presence for your property which drives Buyer interest and results in more showings and more offers. Buyer representation - Getting the house you want can become a competitive situation. I have several proven methods which will vastly improve the odds that your offer will be accepted by the Seller. It all starts with a solid prequalification from your lender and continues with a clean, well written and easy to read offer. Short Sales - I am a Certified Distressed Property Expert (CDPE) and have closed 56 short sales since 2006. This is a unique skill set that can only be acquired with advanced training and experience in closing these difficult transactions. If their is a financial hardship, I have had success in obtaining moving expenses for the Seller. I have also completed several "strategic short sales". Investors - I am a member of the Arizona Real Estate Investor Association (AZREIA) and have purchased and sold five of my own properties in the last two years. Tim did an excellent job of working with us and numerous contractors to get our Ahwatukee house ready for the market. He had a comprehensive list of outside contractors that could provide the services we needed. His media package of twilight photos and the virtual tour were very professional and got us a good number of showings. Once the house went on the market, he notified us each time the house was shown and he was able to obtain useful feedback from other realtors and their clients. He was very professional and trustworthy and especially helpful if you are an out of state owner. He negotiated a fair offer for our property and led us through the closing process. I would recommend Tim without hesitation and have already done so to friends in the Ahwatukee area.
