They organized everything from inspections to even gardener. My house was sold over the asking price during first open house (never mind market slowed down in August). Highly recommend this team.
I initially met Sunil at an open house in the neighborhood. He impressed me with his candor, friendliness, and helpfulness. We parted ways then (without us buying the property), but when it came time for us to sell our home, he was the first person I reached out to. I was not disappointed.
In establishing the seller/realtor relationship, Sunil was up front, fair, and walked me through the steps. I didn't feel like I needed to haggle with him and was already confident in the process he had established.
In listing the house, Sunil did an initial walk through with me, pointing out areas where we should considering investing in some repairs and updates to help the home sell quickly and at a higher price. He coordinated the work to be done, and after we moved out I would return home occasionally to find him there, managing the work and in more than one instance working in the front yard to update the landscaping - always nice to have a realtor who's willing to do some manual labor to help the home sell! Very impressive.
We listed at a higher price than what I thought we would and ended up with several offers at or above that price. We sat down as the offers came in and Sunil walked me through the nuances of the bids and made several recommendations on how to respond to each. We ended up with a great offer that minimized risk of not closing. He clearly knows the market and was able to anticipate where our strong and weak points in the sell process were likely to come up. Closing was seamless and Sunil guided us through the escrow and close without a hitch. Sunil made the whole process a breeze.
I was initially reluctant to use a real estate agent in selling our home, but in retrospect I wouldn't do it any other way. Sunil was a pleasure to work with, was super responsive, helped in each step of the transaction, and earned every dollar paid to him. I couldn't offer any higher recommendation for a great agent and guide than Sunil. My only regret is that these types of transactions happen so infrequently that it will a while before we're able to work with Sunil again!
I found Sunil through yelp and his background immediately impressed me. I attended Sunil's home buying 101 and learnt so much about home buying on day 1. He is very clear, highly responsive, straightforward and gives you all the facts, pros and cons. He has lots of knowledge on the east Bay Area and will give you an idea on the projects that are being planned around the house you're interested ( e.g., I was interested in a house for the privacy and Sunil let me know that the county had approved a builder to construct homes on the mountain overlooking the house! ) .
His comparison analysis is very good and based on his inputs one can waive all the contingencies - this helps one beat the competition in the east Bay Area. I won the offer on the first bid that I made but it had turned to be a probate sale . Sunil helped me get the same house at the same price (even though the prices around that area had hiked up) through the probate sale. He also helped me find the right lender for this purchase! He helped me understand the renovations that I need to make, gave very good improvement suggestions and directed me to the right people for home renovation . I look at Sunil as my mentor/guide for home improvement and not just my agent anymore!
This review would not be complete if I did not mention Deepak! She was very helpful, gave me lots of insight and she is the one that convinced me to consider Union City.

Sunil and Deepak helped us sell our home in Fremont after we moved out of state. We are extremely happy with our experience. Selling one's first home is an emotional experience and can be stressful when you are far away. Sunil and Deepak made sure the entire process was smooth, professional and still very personal. They took care of the entire process of getting the home ready - starting from identifying the necessary updates, choosing and negotiating with the contractors, closely monitoring the quality of work by being physically present at the property, and making trips to the store if required. They kept us informed at every stage of the process, with pictures, videos and invoices.

nil is a very hardworking, knowledgeable and well-connected realtor/agent. Ideal for purchasing your first home. Our interactions with him over 4-5 months and ~10 offers were very positive. I feel he was mostly there to guide us and help us make decisions for ourselves.
What we really loved about him:
1) He's highly educated, and had a successful career outside of real estate. He set up this business from the ground up. He does this because he likes to, and he's good at it. I meet a lot of agents who do this part time, or in the summers, or because they're helping a relative or friend. Buying in a seller's market required an agent that is completely 100% committed to the job. Sunil was available to us pretty much at all times between 8am and 10pm, 7 days a week! We had several offers that involved very tight timelines, and he came through with information, offers etc every time in a timely manner. You will get a lot of face time with him, and in the past 5 months I really learned a lot from talking with him, whether in person or by phone.
2) He never pressured us to make an offer. He never pressured us on price or terms of an offer. He never said "no" to writing an offer, even though there were offers we made that were very weak in current market conditions (we were new to this, so we only realized after the first few that we were way off).
3) He has a great set of contacts (inspectors, loan officers etc) to help answer questions and help as and when needed.
4) He has very helpful insights into the pros and cons of a house. He has good opinions on interior design, renovations, and the costs/benefits of these. He points out repairs/substandard work so you know what youâre getting into most of the time.
5) I felt like he was truly working for my interests. There were times when me and my wife got emotionally sucked in to making offers on homes just so we could get into a place (âwhat if the market continues to rise and this is the best place we can getâ? or âWhat if we get priced out and have to move further away or into a smaller place next year?â Or âIm tired of looking lets just over-offer and buy the next house we seeââ¦etcâ¦etc). Sunil turned out to be a great support, keeping us rational and pointing out the real pros and cons of the houses we saw, keeping us from bidding on just about anything and over-offering just for the sake of getting a house. On one offer, he managed to save our inspection contingency, even though we agreed to drop it to get an offer accepted. This really bailed us out of a serious issue: inspections showed water in the crawl space, and the cause could not be determined. Because Sunil kept the inspection contingency for us (despite us agreeing to drop it), we were able to walk away from this problem / home.
In the end, we found a great home that met all our needs (well most anyway). 5 months, ~10 offers with Sunil. I recommend him with no reservations.
