The process of finding and buying our home in the Seattle area was quite the unique experience. Thankfully, Emily, our real estate agent, was absolutely phenomenal. She is incredibly knowledgeable with the market & the required documentation, patient (drove with us to a number of properties over several months), positive, encouraging, on-time, willing to speak with us most any time of day & usually answered the phone right away (& if she didn't she would call back within minutes). She provided fantastic insights & recommendations, consistently worked in our best interests and we were quite impressed with her negotiating skills. She also set us up with realistic expectations for the Seattle market, which was completely different than the markets we had experienced before and was a bit shocking. The Seattle market is intense to say the least. There has been very little inventory and when something was listed, it went pending within a week. Since we lived 2 hours away, we had trouble organizing ourselves for both of us to look at homes before the seller reviewed offers. Emily recommended we sell our house so that we didn't have to include a contingency with our offers & rent in Seattle so we could pounce. Emily even suggested having homes pre-inspected so we could waive the inspection contingency when making an offer and to consider offering asking price with an escalation clause when we expected other offers to be reviewed. We took Emily's advice & eventually sold our house & moved into a rental, which proved a critical maneuver in our home search. We finally found a condo that had only been on the market a few days and was only listed on Zillow because it was a For Sale By Owner. We were able to see it and put in an offer right away. We were soon under contract and Emily helped above and beyond with the paperwork since the seller did not have an agent. The bank process was going well until a week and a half before closing when out appraisal came back significantly lower than the price we agreed on. The difference was more than we could afford to make up. The seller wasn't initially willing to reduce the price (because of the Z-estimate, which was significantly inaccurate) so we offered to get a second appraisal through a different lender whom Emily recommended. He was awesome! The broker was quick and thorough and more reasonable than the previous bank in handling multiple appraisals. We even locked in a lower interest rate! Unfortunately the second appraisal also came in low as well. The deal was touch-and-go for several weeks. We even considered a lease-to-own option, so Emily took the time to draw up the contract, but the sellers changed their mind. Finally, Emily was able to convince the seller to drop the sales price and we negotiated the closing costs until we were able to afford the home! She was incredibly supportive on both sides of the deal. After all was said and done, Emily helped us to buy a home in a difficult market for a great price (much lower than originally anticipated) in a fantastic school district and we absolutely adore it! We can't be happier. I really would recommend Emily to anyone. I'm actually proud that we used her services!
