Judi Bruno has actually changed my life. I am in the home of my dreams and I owe that to Judy's relentless efforts and passion. I was with another agent over a year ago whose business model was completely the opposite of Judi's. It cost me more than money that I spent in two very costly inspections that lead to failed negotiations, but many months of my time and opportunities. As she was representing the seller on the very last failed attempt with this other agent, I saw how Judi treated her clients while mine sat at the dining room table on his laptop, and could not believe that there was such a person out there. I literally begged Judi to be my agent because I could see how much she treated her clients as if they were family members. I can tell you from first-hand experience that she absolutely hands-down treat you as if you were her sister/brother/son. That cannot be understated. Judi Bruno has an immense wealth of knowledge and experience in this business --- from soup to nuts. She told me that when I found a property, for me to tell her immediately no matter what time of day or night it was so that she could book me as soon as possible so that we would not lose the opportunity. I saw my house pop up on Zillow on a Saturday evening-- emailed her-- within the same evening I had an appointment for the very next morning. They were three appointments for that day booked by that very morning. Negotiating- Judi was a great resource vs leaving me defenseless like I had been in my last contract. She fortified me with the strength and advice to ensure that I get this home for the best value. Inspection- I'm a single woman with little knowledge of what would likely jump out at others that may need fixing. Judi could fix my plumbing! She ensured that I was comfortable with my inspector and all of the information I was being given. She then helped me negotiate for the repairs. I cannot stress how much she was of an impact helping me here. Judi followed through to ensure that every single item on the repair list was completed even now a week out on the repair list was completed even now 2 weeks post closing and she still has followed up on the one last item that just closed. Repair agreement- Judi was wonderful while we got my inspector out before close to ensure items were followed up on. She ensured it was several days in advance because if there was any issue, there would be enough time for the buyer to fix the issues. Thank goodness Judi is always so forward-looking because she did need to tell the buyers agent they had several things that were still not completed. She escalated and followed the progress down to the very end. From the day I met Judi, she has answered any correspondence no matter what time of day very quickly and thoroughly. This alone is extremely important. Close - Judi and I met at my new home for a Final walk through, then she drove us to the attorney's office for the closing. We went to lunch after the closing and she generously drove me through my new town giving me the local's tour. What began out of a stressful issue w/a different agent, became a wonderful friendship grown out of a great deal of respect for Judi's truly world-class professionalism mixed with her passion for treating people like family members. I was very lucky to have found Judi. If you're buying/selling--- run to Judi, too!
