Q:A:Hi Colin: The process by which issues that are detected during a home inspection in the city of Philadelphia pertain to the concept of Material Defect. If your agent has not educated you about the concept of "Material Defect" please read about it - this is a critical standard by which negotiations occur in Philly. Please follow this link / cut and paste into your browser. http://www.parealtor.org/clientuploads/Legal/LawsRegs/Consumer_Guide_home_inspection.pdf This piece of information will give you the basis of information for which to frame your answer. If after you have read it and you find you still have questions then just feel free to reach out to me at firstname.lastname@example.org and I will give you any answers that I have. Q:A:Sameersalb: Under The Fair Housing Act, a Realtor cannot provide you with the answer to the question you asked - we could loose our license for doing so. My advice to clients is to spend time in the areas that you are considering - as well as ask on public sites that have non professionals to provide you with answers. As pointed out, the Philadelphia Police department is an excellent resource - they actually have an wonderful interactive map of activity that can really help you make educated decisions. Check it out! Good luck - Ana Barlow firstname.lastname@example.org 267.408.8036 OCF Realty Specializing in CC Queen Village, Bella Vista, Passyunk Square, Head House Square, Society Hill

Q:A:Renting can be work, there is a chance you would find excellent occupants. I think the larger question would be do you feel comfortable leaving this property unattended? Have you considered selling? The Philadelphia market is quite strong now and mortgages are still low, perhaps that is an option you should consider. Ana Barlow OCF Realty 601 Tenth Street Philadelphia 19147 email@example.com

Q:A:Property taxes do not vary depending upon who is occupying. Some agencies do rentals, others do rentals and management. Fees will vary depending upon the services rendered. There are a couple of other steps involved in renting as well. Feel free to email for more info. Ana Ana Barlow OCF Realty 601 South 10th St firstname.lastname@example.org 267-408-8036
Q:A:Angie: You should check for a long term rental in center city via airbnb or another type of service so that you can get your bearings in the city. You may or may not wish to be by the airport if you need ground transportation. The area directly around the airport is not residential. The Center City Philadelphia neighborhoods can occasionally offer a short term rental with furnishings - its not very common in Philly. Additionally, you want to be walking distance to the Septa Regional Rail system train number 1 for public ground transportation to the airport. Philly proper is somewhat detached from the airport, a fifteen minute car ride on the highway, so this is going to take a bit of work to achieve your wishlist. A short term landing spot would be my recommendation. Let me know if you have additional questions. Philadelphia is a great city, welcome. Q:A:Hi! There are many excellent agents in the Philadelphia region. One way "interview" agents is to attend open houses in the areas in which you are looking for a home and take the opportunity to chat with the agents hosting the open houses. Good luck!
