I can't imagine a MORE DISAPPOINTING experience with a listing realtor than I had with Mark Rantis. Before putting our deceased parents home on the market we did some necessary improvement to the property and had it independently appraised. We put a By Owner sign in the front yard and asked 1% more than the appraised value. Before construction was complete we had a home sale contingent offer for full list price less 5%. There would have been no $20,000 + realtor fee. We still considered listing the home through a realtor and Mark approached us to do so. His "pitch" was: You should get our of the home sale contingent agreement because it would interfere with his ability to market the property (true statement), the prospective buyers had not hired a "professional realtor" to list their nearby home (they were using a discount brokerage service), their home was overpriced and the photos that they had put on the internet were of poor quality. Mark accepted the listing at full ask. He never said anything about the price, never suggested any further improvements to the property, etc. He advised us "that homes in the area were in short supply and that he averaged 98% of list price for his sales". Sounded good. Then what happened? 1) There was distinguishable marketing plan. 2) At our request, he did an Open House and sent invites to neighbors saying that it might improve the probability of selling the home. In reality, he simply wanted to promote himself to others in the neighborhood. The Open House was 2 hours from 12 to 2 on a Saturday, it rained and turnout was disappointing due to the weather. He NEVER offered to have another open house. 3) The listing had errors in room dimensions, the few photos used were of very poor quality; in fact, much worse than those used by the home sale contingent buyers whom he had harshly criticized for their efforts. 4) His cell voice mail message advised that "if you are calling me after 6PM or on weekends your call will be returned the next business day". Top realtors would never take this approach. They have a 24/7/365 commitment to their clients. 5) Within a few weeks after listing the property Mark proposed a $15,000 price reduction. I then looked at his other listings and saw that this is a trend with him. One of his listings had cut price 4 times in less than 2 months. Anybody can give a house away. 6) A few weeks later he came to us with, guess what? A home sale contingent offer for LESS THAN the offer that he encouraged us to renege on. In total, the net selling price to the estate after the payment of the 5% real estate commission will be $27,000 less than the value of the first home sale contingent offer. In presenting his home sale contingent offer he patted himself on the back because the first offer was $80,000 less than the original listing price and he "talked up" the prospective buyer's offer to $28,000 less than original list price. So this is what you get when you walk away from an offer and list with a "professional realtor"? Not recommended. There are far too many top notch realtors out there who will intelligently and professionally market your property. They will work hard for their money. Sadly, my experience with Mark was that he was anything but top notch. The home has not yet closed. offer
