Our entertainment and recreational ranch west of Ft. Worth is for sale and we are happy to show it to serious buyers.

The ranch is 1 ½ hours west of Dallas and less than an hour from Ft. Worth. Many have said it is the PRETTIEST SPOT in all of Texas. It really is quite amazing.

The price is $9,250,000 for the 516 ac., or we will sell only the 316 ac., which includes most improvements, for $7.2 million.

The 516 ac. includes an additional 200 ac. tract of land with many FANTASTIC 400 ft. cliff views of the river, the canyon, and the beautiful plains beyond. The appx. 200 ac. has large canyons (that could be dammed up for beautiful lakes), two co-op water taps, and numerous building sites for a wonderful development or private retreat. Alternatively, we are willing to sell appx. 316 ac., which contains most improvements and which has a few building sites along the cliff, as well as many building sites with beautiful canyon views and an appx. 3,500 ft. runway ready to pave.

Our ranch is a recreational and entertainment ranch and has sandy beaches, 3 family and guest houses and a couple of houses (located to the north) for the help and/or an office. We can sleep about 25 (guests) singles plus spouses, for a total of about 32.

The ranch has "wild" canyons, many ATV and horse trails, all kinds of recreational equipment (including an airboat), and ranch and farm equipment. It has an 8 or 9 ac. fishing lake (recently a 10-lb bass and 50 other fish were caught), 6 tanks with fish, 3 horses, 3 fun/photogenic Longhorns, several hay fields, mostly hardwood trees, and access to a spring fed creek.

Minerals are 100% owned on 415 of the 516 ac. for sale (alternatively, on 223 ac. of the 316 ac.). Also, there are three older 1100 ft. or so natural gas wells which are used for heat, for a generator (which needs replacing) when desired, and also for power to pump water from the Brazos when desired. We have also drilled a commercial gas well that presently has poor cash flow.

There are 4 barns, a mechanic's shop, a carpenter's shop, a bunkhouse, and 9 water wells and/or windmills on the 515 ac. (8 of which are on the 316 ac.), and we are also connected to a co-op (City of Mineral Wells) for water. There are 3 co-op water taps on the 515 ac., one of which is on the 316 ac.

The main ranch house is a sandstone rock house with 5 bedrooms, 5 1/2 baths, plus an outdoor shower, plus a wonderful 3rd floor with 4 single beds. The ranch house is on a 400 ft. cliff overlooking the Brazos River.

The owner and guest areas have a total of 11 regular bedrooms. There is also a playhouse, a treehouse, and a carpenter shop which is plumbed in so that it can be converted to be a small bungalow.

Also, there is a 200-year-old log cabin that overlooks the Brazos from the 400 ft. cliff. The log cabin has 4 bedrooms, 2 baths, and an outdoor shower. It has all modern conveniences which are mostly hidden from sight.

There is a neat cypress barn-style garage near the main house which has a wonderful 1 bedroom apartment above it which has 2 queen beds and 3 single beds. It is "so cute.” The barn style garage is used to store ATVs. The building also has a craft room, a water tank storage room, an insulated generator room and a gun closet with 2 gun safes.

There is an appx. 100-year-old remodeled house and a mobile home (remodeled on the outside) at the north end of the property that has 6 bedrooms and 3 baths between them, which are used by employees of the ranch.

There are many building sites with fabulous river views, as well as many building sites with beautiful canyon views. The entire 515 ac. can be developed into a wonderful subdivision. There are also 3 or 4 locations for someone to consider building additional lakes.
