Use of Premises: For private single-family dwelling only. No business, profession, or trade may be conducted on the property. Tenant must comply with all laws, ordinances, and local rules.

Pet Policy: Pets considered on a case-by-case basis- No aggressive breeds

Utilities: Tenant responsible for electricity, water, and internet. (Trash pickup is included in tenant's monthly utility bill.) Tenant responsible for placing trash can on the curb on collection days. If you'd like utilities and wifi included, we are willing to offer the price based on average of last 12 months, with tenant responsible for overages.

Lawn Care: Tenant responsible for lawn care. For a $200/month fee, lawn care will be included.

Parking: Garage parking included. No street parking.

Maintenance & Repairs:
--Water leaks or plumbing problems must be reported immediately. Tenant is liable for damage caused by failure to report.
--Tenant responsible for any damage caused to the property by the tenant, such as wall holes; costs may be withheld from security deposit.
--Regular landlord walk-throughs will occur to ensure proper care of the property.
