An incredible opportunity! 2 properties, deeded separately, but sold together. On 44th St a 3 br 2.5 bath stunner, renovated recently, w/great natural light. The 1st floor has an open concept living space, w/a massive kitchen. On the 2nd floor there is a master suite w/large closets & attached bathroom, stackable laundry, & 2nd L shaped bedroom/office. On the 3rd floor there’s a family room, another spacious bedroom w/an en suite bathroom, & then, there’s the roof-top deck w/sweeping views built for entertaining w/a full kitchen set-up attached. A level yard leads to the pièce de résistance, an ancillary dwelling unit—deeded separately at 340 Service Way—complete w/a full kitchen, living/dining room, 1 br & a full bathroom. This has been an outstanding money-maker for the owners who have used this building as an AirBnB, family & guest quarters, & a workspace when needed. There’s a 2 car garage below & separate utilities. All of this just a block from Butler St. More photos to come.

"This is a great neighborhood. Neighbors are friendly. Easy access to great food and drink. Good energy."
  • Trulia User
"Plans to build up the green areas in Upper Lawrenceville are underway, along with several new eateries and marketplaces. Housing options have expanded with construction of several condo/apartment buildings and rehabbed condos that have the industrial charm of a working class neighborhood fitted with modern amenities. Lawrenceville is a long walk or a 10 minute bike ride to downtown. It is located along the river just beyond the popular Strip District. For perspective, downtown spans 2nd to 10th streets, the Strip stretches from 11th to 30th, and Lawrenceville starts on 31st down to about 50th. Shopping and dining options are mostly devoid of chain-style options, with high-quality local boutiques, eateries, and retail shops dotting the main corridor.. save for a Wendy's and Subway at 40th). Parking can be difficult on the weekends, but is much easier than the crowded South Side. Crime is still a challenge in some parts of Lawrenceville. Most of the trouble comes from teenagers with too little to do. And it's not uncommon to see one or two alcohol- and/or drug-addled locals travelling Butler Street on foot. But overall, the neighbors are friendly and protective, the community is engaged, and the riffraff is gradually moving on as property values rise (due in part to the Children's Hospital constructed on 44th)."
