- Non-smoking property (includes unit and common areas)
- Renter's insurance required prior to and throughout lease term
- Tenant must review and agree to Rules of Residency prior to move-in
- Tenant must meet a minimum income requirement of 2 times the rent

Additional Information:
- Utilities included in rent: water, sewer, garbage & gas
- Utilities paid by tenant: all others (electric, cable, internet)
- Exterior landscaping and property common areas maintained by management

Application Process:

An application is considered complete when the landlord receives all of the following:
Completed rental application form, including all information for landlord to complete the tenant credit and criminal history checks using NTN Online services
Employment information and verification contact information
Copy of most recent paystub

This must be completed for EACH ADULT who will reside in this unit. Upon receipt of this complete information, your application will be considered complete and received and will be documented for evaluation in the order it was received after the Open Period begins, per City of Portland and State of Oregon regulations. If your completed application is received prior to the beginning of the open period, per city and state regulations, the timestamp of receipt will be 8 hours after the start of the Open Period.

**Move-In/Move Out Fee: $300.00. Includes 4 hours of pre-scheduled move in time, and 4 hours of pre-scheduled move out time. This will need to be paid at the same time the security deposit is due. If the time required extends beyond the 4-hour assigned window, tenant will be charged $150/add'l hour upon completion of the move, as charged by the HOA**
