Description

***Sorry, this home will no longer be shown. An offer has been accepted from the 1st open house and multiple back-up offers are also in place from the 1st open house.***

Welcome to the most unique home currently on the market in Sunnyside! This duplex, pet friendly, Co-op Townhouse with private roof access has two bedrooms, 1.5 bathrooms, an eat-in-kitchen with a dishwasher and a stackable washer/dryer.

Upon entering the landscaped, private courtyard, you are embraced by the other brick homes that make up this wonderful Cooperative Complex, in which no two layouts are the same. A quick trip up the wood-topped staircase leads you to the living room and adjacent eat-in-kitchen, which also has a sizable half bathroom conveniently tucked away in the corner.

As you pass through the living room and ascend the main flight of wood-topped stairs, the landing reveals two bedrooms, a full bathroom, and a ladder that swivels into place to access the private roof.

A California king bed is currently pictured in the main bedroom, which also has two large closets with two sets of double sliding doors and a third ample sized closet with a flush pull door. The second bedroom is currently pictured with a daybed that could easily fit a queen bed instead. Also with two large closets, the second bedroom could easily double as a home office.

The solid wood ladder in the hallway swivels out to a comfortable angle, allowing you to easily access the private roof.

Featuring hardwood floors and high ceilings, this home really needs to be seen in person to be truly appreciated. Located about two blocks from the 7 train, several parks and all of the bars, restaurants and shopping that Sunnyside has to offer, this is a must see and will not last!

The roof has been virtually staged. The co-op allows shareholders to access their own roof and other shareholders do have "roof decks", however, it is up to the shareholder to make sure the space is compliant for recreational use.

Additional information:

The maintenance is $937.65 and includes heat and hot water.
Subletting is allowed upon approval after one year of owner occupancy.
Minimum 20% down is required.
Total of 17 units of which 16 are owner occupied.
Great Financials.

"I've lived in Sunnyside for 18 years. It has the best NYC has to offer. A quick ride to Manhattan, but all you need is in the 'hood. Great restaurants, bars, & services. The one downside is lack of green space, but there are a few parks and the huge old-growth trees in Sunnyside Gardens make up for it. There's a lovely green market every Saturday as well as regular community events. Overall it's great, diverse community; quintessentially Queens! "

"I love living in Sunnyside! I moved here in the 90's (in my 20's) because it was affordable, but I never thought I would still be living here in 2020 and raising a family here. It is an amazing community with beautiful tree-lined streets in Sunnyside Gardens, farmers market, wonderful parks, restaurants... You get the best of suburban living and urban living combined."

"The train makes it easy to get to Manhattan. It's very dirty here and crowded, but the shopping is convenient. The parking is terrible. There is a lot of crime. But there are several nice parks. People are unfriendly and distrustful compared to other NY neighborhoods, but there are places with higher crime. "
