APPLICATIONS CAN TAKE 3-5 BUSINESS DAYS TO PROCESS. PLEASE ALLOW TIME TO RUN YOUR APPLICATION AND GET APPROVAL.

Applicants: Applicants must be at least 18 years or older to apply. We do not accept cosigners; all tenants must be full-time residents. We do not allow businesses of any sort in this rental unit. (i.e. nursing homes, day cares, short term rentals i.e. Airbnb etc.)

Criteria: Four (4) components when processing an application: criminal background, rental history, credit scores, and monthly income.

Background Check Requirement: Everyone over 18 will be background checked whether the person is a TENANT or OCCUPANT. If you have been convicted of a felony involving drugs or violent crimes your application will be denied. We check criminal backgrounds across all 50 states.

Rental History Requirement: Rental history from your current/previous property manager/ landlord is required. If you do not have rental history from the last 12 months or you are coming from out of state, you will be required to prepay additional security deposits.

Credit Score Requirement: A credit report from all three credit bureaus is required. Credit scores must be above 625-630. IF THERE ARE MULTIPLE APPLICANTS, EVERYONE MUST MEET THE CREDIT REQUIREMENT. If you have a collection from an apartment or previous rental or an eviction not related to COVID-19, we will deny your application. If you have had a bankruptcy, please provide your discharge papers. Please note that Landlord/ Owner WILL NOT accept your application if you have an open bankruptcy. Please know that Landlord/ Owner is willing to consider applications that do not meet our requirements on a case by case matter.

Income Requirement: Whether you are a W2 employee, self-employed, retired or receive benefits, applicants will need to make a minimum of 3x the rent on NET INCOME. Net income is after taxes, we do not accept gross income.

Exceptions: If you do not meet the minimum requirements you may need to prepay additional security deposits to be able to get approved. If you are unable (or do not want) to pay additional deposits, we recommend you do not apply. APPLICATIONS BASED ON AN INCREASED SECURITY DEPOSIT ARE STILL PENDING LANDLORD'S APPROVAL.

Pet Policy: This rental is a no pet properties. If you do have a furry loved one, you can ask for a pet exception once you have viewed the home and have submitted an application. Please submit a photo of the pet and vet records. If the owner approves the pet exception, we will ask for a pet deposit. If you have an emotional support animal, please submit supporting documents for reasonable accommodation. Please know that owner/ landlord reserves the right to verification.

Smoking Policy: This rental property is a non-smoking property. Smoking of tobacco, herbal or any other products is strictly prohibited inside the rental or garage.
