This is work in progress. At the end of the project will be a fantastic rental. 2 like 1225 sq ft open plan 2 bed 1 bath apartments (one up...one down) with a full dry basement.
So far we have fixed the roof, removed a rear addition that was unsafe. It will be replaced with either a new addition adding a bedroom to each unit or a nice deck overlooking the back yard. The brick work is in great shape as in the general structure. 95% of the walls, ceilings and floors just need to be cleaned up/painted/refinished. There is a part of the ceiling in both kitchens and the flooring that have water damage due to the roof leak prior to us purchasing the property.
The big ticket items needed:
2 New HVAC units with Ductwork OR several Mini-Split Systems
Rear Exterior decks or addition
New electric Panels and some electrical. There was electric service in the duplex but someone broke in and took the panels and a little of the wiring in the basement.
The lower apartment is plumbed and all connects are working. The upper needs PEX run to the sinks and tub...drain lines are fine.
The roof over the porch is soft and will need to be replaced but structurally the porch is fine I believe
It needs a minimum of 7 windows replaced
Both Kitchens need a face lift.
Now, if you are your own GC and have the basic skills to handle the wall/ceiling/foor repair, painting, etc then this is a great investment. BUT IF you are going to call in a contractor to bid the job 95% of the time they bid an entire rehab for 2 reasons...a) They want the work and b) they like new installs.
If you are going to do the later...please don't bother us. If you are able to do some of the work yourselves, then we will be happy to show the property to you.
