We have a recently remodeled 3 bedroom 2.5 bathroom house for sale. It has a giant deck that looks out over the lake. Its 2nd tier, but its extremely close to the lake. There is a community boat ramp DIRECTLY in front of the home. The home is on the 8.5 MM of the Niangua arm.
This home is 10 minutes from camdenton, and in camdenton school districts. Its on one of the most beautiful scenic roads at the lake. The neighborhood is great, and the neighbors are all very nice and friendly. It is nearly impossible to find a house on the lake right now. (Especially in a location as good as this one).
The lot contains a beautiful limestone wall behind the house as well. If it were cleared out and landscaped, you could create a breathtaking outdoor area! There is even a 4-wheeler trail that circles around the property line.
I should mention, this home is partially earth contact, so it is very energy efficient. There is also a huge deck, overlooking the lake, with a EPIC view. The house has its own private well, and septic. And there are NO HOA fees or contracts either.
We have done a ton of work to this place since we have had it. New doors, trim, cabinets, countertop, paint, toilets, sinks, fixtures, ect, ect. We even installed waterproof vinyl plank flooring, designed to look like wood. We recently made a flat spot for a rv. Or use it for extra parking, or to park a boat trailer, considering the boat ramp is directly in front of the property. We also restained the deck, and resealed the driveway.

Our 2nd tier lot is equal in size to the 3 lakefront homes in front of us, so there is plenty of room to build. You could easily live in this house while you build your dream home next door. We did have this listed as 2 seperate properties. We jusy refinanced, and recently combined it all in to 1. It was appraised at $220,000 in April of this year. Many professionals have told me that appraisals don't always reflect current market conditions. Many times homes are selling more than their appraisal, as the actual value is worth more because of the current market conditions.
The zillow app even reports how market conditions are doing. I know I'm asking more than it appraised for in April, but I have been watching it go up about %1.6 a month since April. The zillow app updates me the current local market conditions every month. We aren't really wanting to sell until September, and we don't really have to sell, (or are even really ready to sell. I'm building a bus to live in while we build, and am not done with the bus yet, lol).
With the cost of building materials rising, and the fact that the house is constantly rapidly raising in value, makes me pretty firm on price. We are open to partial trades though. I'm obviously trying to save money myself and sell it on my own, but plan on having a realtor sell it in September if it doesn't sell sooner. I'm sure it will sell very quickly with a realtor. We just aren't quite ready to move yet, (but we will move immediately if we get the full asking price before we pay for a realtor.)

3/10GreatSchools RatingParent Rating AverageMy daughter just recently graduated from Hawthorn (4th grade) and will be moving onto Oak Ridge in the fall. Top reasons we loved Hawthorn are: the staff really care about each student. They learn everyone's name and like all Camdenton buildings, the teachers are outside at 720am each day dressed up and listening to "kid friendly" pop songs and giving out high fives and smiles to each student! My daughter was part of the Robotics program, and has been the past 2 years, along with a Project Lead the Way both of which were after school clubs which she loved. Hawthorn's push for more STEM based curriculum is amazing, and each student loves it! Their clubs, reading and math contests, to the after school programs for both the advanced (listed above) and for those who just need a little bit of help like PASS & Book Buddies. As with all the elementary schools in camdenton, they have an amazing PTO program & volunteers that give their time to watch all the students grow too! "not a neighborhood at all, very rural. we live in a town call sunrise beach in Camden county, population 384. its beautiful, quiet, with a grocery store close by and shopping just over the toll road. a great place to retreat from the city"
