Just a couple blocks north, the Old Northside provides a beautiful, walkable area with a couple parks to enjoy, and just a few blocks south you can enjoy all the excitement of downtown Indy. Just a short walk to the new Bottleworks District, Mass Ave, dining, shopping, & the cultural trail. Spacious light filled LR w/ raised ceilings & private balcony overlooking the shared, fenced-in yard, which is fully maintained (lawn care, landscaping, etc) by the HOA. Hardwood floors in living room and bedroom. Vaulted ceilings & skylight keep the bathroom light & bright. Has 1 car garage with large amount of additional storage space. Washer/Dryer included in unit. No smoking. Pet friendly with an additional $400 refundable deposit (per pet) and additional $25/month (per pet). Trash pickup, sewage bill, and HOA fees included in monthly rent. Tenant responsible for other utilities. Applicants are required to complete a rental application and authorize a $29 credit and background check (refundable if tenant is accepted).

Rental Criteria
- Gross monthly income must be three times the monthly rent (copies of your 2 most recent pay stubs will be required at signing)
- Favorable credit history (a score of 600 or higher)
- Good references concerning rental payments, housekeeping, and property maintenance from all previous landlords
- No bankruptcies for the past 7 years
- No criminal history
- Maximum occupancy: 2 persons
- Only nonsmokers are considered

Security deposit equivalent to one month's rent due upon acceptance of application. First month rent due at signing.

Owner pays for trash, sewer, and HOA fees. Tenant responsible for other utilities.

All pets must be approved by landlord. An additional $400 refundable deposit per pet is required plus $25/month fee (per pet). Proof of pets medical records (vaccinations, rabies shots, tag registration, etc) required. Dogs & feral cats are not allowed. No exotic animals.
