Description

This property is not currently for sale or for rent on Trulia. The description and property data below may have been provided by a third party, the homeowner or public records.
Don't miss this rare opportunity to live in one of Champaign's best neighborhoods! This lovely brick house is on White Street just west of Prospect Avenue. This is only five minutes walking from multiple Green line bus stops, and the Orange/Gray stop at University and Prospect, so getting campus, Carle, or Beckman from here is super-easy.

This property is single-family a home, not an apartment. This means that you get all the benefits of a house and shady yard, without having to maintain either. This enables a whole other kind of enjoyment of home.

Have breakfast in the sunny kitchen nook, or set up a full size table in the dining area and open the doors to the adjoining screened-in patio. The whole house can be opened up so that Spring and Fall breezes cross through.

This is a place where you can be the host. Enjoy the fully functional wood-burning fireplace in the living room. Use the dual oven to bake for Thanksgiving guests. If you do choose to live with friends or family, don't worry about living on top of one another. Utilize the additional upstairs half-bath and the two freshly painted bedrooms. Or maybe turn those bedrooms into home offices that you and your partner never need see after work hours; just close the stairway door, and remote work is "gone for day".

There is single-car garage and driveway, just for you. There is an excellent laundry room in the basement along with a large storage room. There's a huge "bonus" area in the basement that would be great for a gaming table or home theater. There's even an extra bathroom with shower in the basement.

Don't delay! If you're interested in your new home for the holidays, call/text/email Euclidean Spaces LLC right away.

*Flexible leasing can be worked out for mid-year academics.

**More photos will follow after some upgrades and minor repairs are completed soon.

Owner pays for trash, sewer, and water. Tenant pays for gas, electric, phone, and internet access. No smoking allowed. Owner will maintain the yard but an agreement can be made if the tenant is interested in outdoor gardening. No snow removal services are provided.

All prospective tenants will be screened using credit and background checks. Every adult who is to live at the property must have a recent background check. Every tenant who signs the lease must have a recent credit check. Prospective tenants can provide recent credit and background checks via Zillow's online application process for a fee paid to Zillow. Otherwise, credit and background checks will be run using another agency for a $35 fee per tenant, and payment for these must be received by Euclidean Spaces LLC prior to those checks being run.

What counts as "good" credit and rent-to-income ratio varies across rental markets. Euclidean Spaces LLC uses currently accepted industry guidelines to weigh risk. This means that credit scores below 650 are considered "below average." Also, a "safe" rent-to-income ratio is generally considered to be about 33%. In other words, for a rent of $1500 per month, prospective tenants should have both $54000 per year or more total household income and a credit score above 650. While everyone is encouraged to apply, prospective tenants who meet the stated credit and income criteria will be given priority over those who do not.

There are many parks in the area within walking distance, as well as grocery stores, restaurants, and retail only blocks away. Schools are close too and on nice days several kids in the neighborhood are seen walking or riding their bikes to school. This is really a great location for a home in a friendly, established neighborhood."
