We require all tenants to gross at least 3 times the monthly rent amount. (Combined if more than one adult in household). Applicant must provide 30 days worth of paystubs or documentation for other income sources when submitting application.
We will automatically deny an application for any balances owed to previous landlords, violence, felonies or evictions in the last 5 years.

    "Marion is a fairly safe town, grocery stores and small shops are within a short driving distance, lots of restaurants. Just keep a safe eye on your kids if you have any. While Marion seems like nice side of Cedar Rapids, I have seen in the news that other towns in Iowa and surrounding cities have experienced young women, college girls, teens, even kids gone missing. Always best to stay safe even in nice neighborhoods!"

    "Marion is a growing city on the edge of Cedar Rapids. Taxes are so/so for the area. Schools are being built right and left. Streets are maintained well. Houses are reasonably priced. Too many cops in my opinion but if you can see the speed limit signs and obey the laws they won't bother you too much. Close to grocery stores, malls and Wal-Mart."

    "Great, friendly, caring, quiet, calm neighborhood of average wage earners and retirees. Most homes are married couples with children (some grown and some still at home---we have a few babies and toddlers too). Dogs; most have two and all respectful as are the owners (no issues to our knowledge--we don't want to have an issue in our own yards and appear to afford the same respect to our neighbors.) This neighborhood allows you to be as confidential and private to as one wants to be. From personal experience, we can attest that if help is needed for any reason, ask neighbor, help immediate, talk or hear about it again NEVER! We will support our neighbors, and we do care. This is a very clean neighborhood free of campers, boats, etc unless in the garage as that is the neighborhood covenants and a reason we chose to live here and it is great to have a clean, kept neighborhood free from the 'never getting completed' car project; old camper junking up the hood, etc. It really is great. Everyone here seems to do projects (a lot of do it yourself and those whom can, pay others); adding four season rooms, patios, decks, much improved landscaping, and more. regardless of anything, the homes are very presentable and welcoming. And, when you move to the Deer Valley/White Tail neighborhood, traffic is neighbors unless someone is visiting as we are all that is back here. There are about 100 homes (townhomes included) on the street / small neighborhood. We are in the Linn Mar / Wilkins / Excelsior district and everyone on the street attends stated; we've had Marion open-enrolled but as of 10/2014, everyone is Linn Mar. Our community is great. When you appear 'settled,' when you move in to our neighborhood, many will come and introduce themselves; perhaps provide a welcome gift. We just want our neighbors to know we are here if they ever need anything. Storms and snow; we work and help each other, too. No need to ask; it happens; no words needed."

Our property is located in the Indian Creek elementary district and it is top notch. Rated 10 out of 10 by greatschools.org and I agree 100%. Wouldn't want to send my kids anywhere else"
