Each year a partner member of the LLC receives two 28-day periods to stay at the Condo. Layout: Open concept Kitchen, Living room and Lanai area. Master Bedroom includes ensuite bathroom. 2nd bedroom and 2nd bathroom off the main living area. Amenities: Air conditioning, Pool, Hot Tub, BBQ area, Fitness Center, Pet Free, and Beautifully Landscaped Grounds. Maintenance Fee: $360 per month, which includes Housekeeping, Taxes, Utilities, Ca/Vehicle, HOA, etc. Refer to operating documents for more specifics. A vehicle is part of the LLC and can be used by owners when visiting. 2006 Toyota Highlander is the current vehicle. The portion of the LLC listed for sale is for partner #6. It is 28 days, 2 times per year on an established calendar and a rotating schedule. (Table Attached) On the following year the dates move counterclockwise. Upcoming Dates for partner #6 are: 2022 - Feb 8 - Mar 8 and Jul 26 - Aug 23 2023 - Jan 10 - Feb 7, Jun 27 - Jul 25 and Dec 12 - Jan 9 * 2024 - May 28 - Jun 25 and Nov 12 - Dec 10 Each period comprises 4 weeks rather than one month which is why there is an extra 4-week period each year. Every year one owner gets an additional 4-week slot making a total of three 4-week periods in one year. The buyer will get the benefit of this in their 2nd year of ownership The dates change each year (in reverse) so that each owner has the opportunity to be there at different times of the year. The dates continue to move counter-clockwise for the following years. This is not a registered timeshare or fractional interest and vacation rentals are not permitted within the LLC.

8/10GreatSchools RatingParent Rating AverageAs a parent of a relatively recent graduate, I was surprised to come upon this rating while on a real estate website. One should wonder how an elementary school with such a poor rating (3) — and having taught there I don’t disagree — could possibly lead to a 96% HS grad rate. Unfortunately, the admin finds a way to graduate all kids at Kapa’a HS as long as they basically show up most of the time. The best thing about the high school is the division of freshmen students into different tracks based on their interests & ambitions following high school: auto mechanics, culinary, college prep, and so on. Which reminds me, the school ended its honors program after my child graduated because why would you want to put any resources into the brightest students when you’re too busy trying to figure out how to graduate all students and dealing with behavioral problems. Another reminder: those poor teachers. All the struggles with cell phones and dress codes. Some just give up trying to teach; they say do whatever you want during the next hour & here’s your homework due tomorrow. Underpaid teachers and counselors, overworked, working in Third World conditions. I just don’t know how you expect anyone to focus in a 90 degree classroom. That school begins end of July, during the hottest & most humid months in Hawai’i — it’s abuse. They close schools in NYC for much less. A broken air conditioner in a public building in California? The building will be closed when it reaches 80+ degrees. Yet here we are still in 2022. Buy your own fans. Thinking private schools in Hawai’i are much better?
