Description

A rare opportunity to own a historic property on Athens' coveted Milledge Avenue! This Tudor Revival home, designed by prominent Athens architect Frederick J. Orr circa 1920, offers gracious, light-filled spaces and is situated on a deceptively large lot with more than 300 feet of rear yard depth. Interiors feature original details such as French doors and six fireplaces with beautiful mantels designed by the architect. The main level includes a large vestibule, two living areas; one featuring two walls of gorgeous casement windows, a large dining room, breakfast room, kitchen, laundry room, pantry, and mud room with full bath. The upper level includes four large bedrooms; three with fireplaces and walk-in closets, a second laundry room, dressing room, and two full bathrooms. A large attic offers room for expansion and has new spray foam insulation. Additionally an unfinished basement has potential to be reimagined as a part of the living space. Some restoration work in progress. Zoned C-O/RS-5, Commercial/Office/Residential, this property is ideally suited for a unique residence, the game-day house of all game-day houses, or for development as office or sorority/fraternity. The large yard offers opportunity for expansion, parking, or for enjoying backyard barbecues. The possibilities are practically endless so don't miss this chance to own a piece of Athens history on one of the most sought after locations in town! Agent Protected.

What Locals Say about Athens

  • Trulia User
"Quiet neighborhood and well kept lawn maintenance by the land lord. Maintenance worker is always quick when things need repair and they just put in new roofs! Not a lot of kids in the neighborhood, cars tend to drive pretty quick here. "

"Full of college students who attend the University of Georgia so you get to meet new people practically every year. "

"I love how quiet the neighborhood is and how kind all of our neighbors are. So grateful for a diverse and close knit community. Easy to walk to all of the most popular places. Just outside of Normaltown and in one of the best school zones in the county. Knottingham is a very special place to live."

"Bike ride to work. Little Over a mile. Beautiful quiet streets and a sidewalk on the busiest road. Only a couple lights along the way."

"Barber street is usually covered in plastic cups from Greek rich kids parties. They also think it’s fine to just congregate in the streets and park like Barber is their driveway. But I do love boulevard and surrounding area. Have lived in this area for 17 years. I hear the school district is great. And being able to walk to downtown is fantastic."

"Our current neighborhood isn’t that great. There’s not a lot of courtesy that gets displayed between residents, it’s in a sketchy part of town, and there have been a few crimes that have occurred here in a short amount of time. Would not recommend raising your children here. Also the public schools are terrible."

"My street in particular is super close-knit, and very close to lots of great amenities. You can walk to grocery shop, get your prescriptions, get your dry cleaning, enjoy Chinese or Mexican fare, stop in for an adult beverage, and even get your pooch groomed... among other things. The neighborhood backs up to a wooded area, which borders the loop, so it’s incredibly safe with few points of ingress and egress, yet still quiet despite its proximity to traffic. I’ve been here for 6 years. I love it!"
