One of Athens/ Five Points best homes for SALE
Welcome to Milledge Terrace in Five Points and one of the best homes in the area on one of the best streets. This home was completely built in 2008 and is in pristine condition. This 4 bedroom, 4 1/2-bathroom home comes with 3 master suites.
It sits conveniently on a highly desirable, idyllic street one block from Five Points shopping. Just down the street the other way, the property is close to the huge green space protected land of Birchmore Trail and Memorial Park. Within this deluxe city owned park, one will find a swimming pool, leisure park, walking trails, lake, zoo, trails, large club house, pavilion and more.
This floor plan is unique but in a wonderful way. Formal entryway with adjoining living and dining room leads to a combination large kitchen and Great Room with gas log fireplace. Ceiling heights are 9 foot or plus. 8 ft high solid raised panels doors. Great Room has a voluminous vaulted ceiling with small office. Sit down breakfast bar in kitchen. Extra space for an in home office.
Just off hallway there is a separate laundry room with deluxe front load washer and dryer and pantry with marble countertop on cherry-stained cabinets with laundry sink.
On main level, two large and private bedrooms (one master) with two full bathrooms. Half Bath is just off main hallway.
Upstairs a second specious large master bedroom suite with separate sitting area and full bath and bedroom.
Spacious Covered Front Porch. The back yard has a pond and waterfall, patio, and privacy wood fenced yard.
The house has a deluxe heated and finished expansive two car garage. Above the garage is another suite accessed from within house. It has a sitting area, large sperate bedroom, and full-size bath. Deck on rear with private outside staircase entrance.
Buying a house in Five Point and paying the price for a lot is expensive. Tearing down an existing house is also expensive and difficult to do with the ACC Planning and Building Inspection Department. They pride themselves on being one of the toughest in the nation. Taking on an existing house built in the 20s, 30, or 40s is extremely risky. Unforeseen expenses can be devastating to any budget. Getting the floor plan one wants is also a risk. One is forced to compromise in many areas. Labor, Material and Design all are of equally importance to getting a good, finished product. And getting all three today is very difficult.
There are no worries here. It’s all done for you at a price that is somewhat fixed. No surprises. Everyone who sees this house loves it. Built with higher-than-average quality materials and with energy efficiency in mind. It’s also handicap compatible in certain areas. All walls are well insulated 2 X 6-inch construction. Built by the builder /owner with loving care. +
As mentioned above, this home is conveniently located walking distance just one block from the Five Points business district where some of the best restaurants are located. So convenient to wake up in the morning and walk to get a good breakfast or a coffee from Jittery Joes.
As well as the University of Georgia activities and downtown Athens are not far away. Walking distance to the Georgia Football Stadium makes it easy on UGA game days. City bus line is just a block away.
Athens, Georgia is considered to be one of the top cities in the U S to live. And Five Points is the place to live in Athens. As far as quality, design, convivence and living comforts, this house cannot be beat. Top choice of housing in the Five Points area.

"Barber street is usually covered in plastic cups from Greek rich kids parties. They also think it’s fine to just congregate in the streets and park like Barber is their driveway. But I do love boulevard and surrounding area. Have lived in this area for 17 years. I hear the school district is great. And being able to walk to downtown is fantastic."

"More and more people are living here but the roads are staying the same size since the past 30 years. Traffic can be horrible going to work in the morning, and getting off work, from 4pm to 6pm, forget going anywhere. Depending what part of Athens you’re in, will effect your view on Athens. There’s a poor lifestyle and there’s a wealthy lifestyle to this town. Slowly Athens is updating its lifestyle to fit wealthy families. It sure is a college town, and traffic is much better once the college students are out of town. I’ve lived here my whole life so I know where to go and where not to go. I’ve seen girls/college girls out walking in places they shouldn’t have been walking (out of town ppl don’t know any better) but they think since it’s a college town it’s ok, and that’s where they’re wrong. Overall nice town but way too crowded. "

"Our current neighborhood isn’t that great. There’s not a lot of courtesy that gets displayed between residents, it’s in a sketchy part of town, and there have been a few crimes that have occurred here in a short amount of time. Would not recommend raising your children here. Also the public schools are terrible."
