LOCATION is key when you are looking to build a home and this 1 acre cleared lot has it in spades!! Imagine being only 6 minutes right down the road from a 2417 acre preserve (Doris Leeper) where you can enjoy hiking, biking, horseback riding, a pavilion, wildlife viewing, playground, canoe launch, 536 foot boardwalk and a 15 foot observation tower. Holy smokes talk about having adventure after adventure at your fingertips EVERYDAY! Once your home is built enjoy the beauty of NO Home Owners Association and the privacy of not being so close to your neighbors house where you can reach through the window to borrow some sugar! Being close to Doris Leeper Preserve is amazing however you are also a few mins from the interstate and all that Port Orange has to offer. Only 11 minutes to the shops at the Pavilion in Port Orange and all the restaurants as well. A quick 15 minute drive to the beaches of New Smyrna and all of the shops and dining that they have to offer as well. Like I said LOCATION is key when looking to build a home and being right in the middle of it all is what this cleared 1 acre parcel is. Dont let this opportunity to own your piece of the American dream right in the heart of Volusia County. There is not a lot of vacant property left so at this price you need to act fast and make that dream a reality.

5/10GreatSchools RatingParent Rating AverageAdministration doesn’t care or respond to personal communication or complaints from parents. I continually hear appalling stories from other parents and community members about the unprofessional and inconsiderate administration. I know of several issues that have been brought to admin that have been occurring for YEARS and nothing has been done! If you pay money to the school for sports or academics please keep in mind that there is absolutely NO guidelines on how the money is spent by coaches and teachers. If your child attends or will attend, I’d recommend staying very visible and involved even though it may not matter most of the time but maybe it will!Parent Review1mo ago - Read-Pattillo Elementary School

"We have lived in this community for a few years and we love it. The people who live here year round are great and any unfortunate problems we've witnessed were with visitors and out of town property owners but those are few and far between. This is a great place for outdoor activities and raising a family. "

"I have great neighbours where I live. Code enforcement is not very evenly enforced, though, especially on the historic west side. Too bad because many folks there really take pride in their homes but values are ruined by the few who don't."
- Callerniehatton

"The homes are actually underpriced primarily because there are few on the market and those sell quickly. Check the square footage. It is primarily a 50 plus community. We love it. Close to great shopping. It can’t be beat for retirement . Some units are about 2,000 sq. Ft. Plus two car garage. The smallest units are about 1350!"

"It is a quiet neighborhood as in people don't argue loudly or have loud parties. You can frequently hear the train and emergency vehicles. People on my street are friendly and keep their lawns neat and tidy. People walk their dogs in the morning and evening, but since there are no sidewalks they have to walk them in the street. It is 1 mile from shopping, dentist, doctors and gyms. Schools are less than 10 minutes. It is 3 miles from the beach and nightlife. A lot of people ride bikes and adult trikes around the area, so a car isn't strictly necessary if you like to walk or bike."
