This fantastic Al Tahoe location is in high demand & is within jus 6 short blocks walking distance to the lake, meadows, bike trails, Lakeview Commons Park & Reagan Beach and so much more. This beautiful and cozy home is just waiting for you & your fam! Current rental agreement is for up to 3 months but we're open to extending the terms for extra weeks depending on your needs. Please note that all utilities, garbage, etc. are included in the total amount.

Term of lease is 3 months - renewed upon mutual agreement (additional months considered depending on circumstances like extended snow season, etc.)
Rent due via electronic deposit is due upon rental agreement
Security deposit due on, or before, agreed upon move in date. Security deposit will be returned within 21 days of tenant move out, less any amount for excess cleaning or repairs to property
Rent liability: Tenants are jointly and severally liable for the full rent amount. Each individual tenant will be held responsible for the full rent amount, even if his or her roommates refuses to pay.
Severability: If one portion of the lease is ruled invalid in court, the rest of the lease is still upheld
Renter is responsible for internet and utilities including water, electricity, and garbage.
Access to Property by Owner: Owner allowed to access the premises as long as it's during reasonable hours and with proper notice of entry. However, in the case of an emergency, is allowed to enter the unit without notice (example: burst pipes, or a fire, etc.)
Holding over: If a tenant stays in the unit past the move-out date, this clause states that, legally, the lease is still valid on a month-to-month basis and the tenant still owes rent.
Disturbance Clause: The tenant is expected to not disturb neighbors. The volume of televisions, speakers, radios, and musical instruments should all be reasonable. During the hours from 10 P.M. to 7 A.M., the overall volume coming from the home should be set so that neighbors can't hear any noise.
Automatic lease renewal: This clause automatically renews the lease. Instead of having to sign a new lease, it is understood that the lease will automatically renew for the same rental term, whether it's six months, one year, etc. Renters will be notified 90 days prior to automatic renewal to give an opportunity to say they do not want to renew.
Buy-out Clause: Allows either owner or the tenant to break the lease without penalty as long as 60 days' notice is provided and a penalty fee is paid to the other party.
Renters agree to carry renters insurance
No smoking in the house
No sub-letting the property
No renovations allowed to the property
Agree to additional pet deposit ($150 per pet) pending approval of pet(s)
Tenant responsible for:
Keeping the rental property clean
Reporting maintenance issues right away
Paying for any damage that is their fault (they can reimburse you)
Not altering the property significantly, i.e. repainting, rekeying locks, adding in built-in bookcases, etc.

Doing anything illegal on the property
The lease expired and the tenant hasn't moved out

    "Tahoe is dog heaven! The local dog park is well-maintained with lots of friendly dogs. It’s more popular in the snowy part of the year because most dogs go on hikes with their humans in warmer months. The city and county require registration, but it doesn’t cost too much and helps pay for things dogs need, including identification tags. There are leash laws, but well-behaved dogs who don’t stray far from home are given a bit of freedom to stretch their legs around their neighborhoods, as long as they are friendly and respond to voice commands. Also, there’s no need to worry about fleas, ticks or heart worms, because they don’t thrive at this elevation (6225ft - 10,000ft). That makes life easier for dogs and saves our humans a lot of money! "

    "My commute to work in town is usually pretty quick and painless unless its a holiday weekend and there is a ton of tourists in town but all those tourists bring alot of money to the town which keeps alot of locals in service industry jobs alive but overall my commute and living in this town is alright, can be really good at time and also can be really hard and sometimes pretty bad but you cant have the good without the bad especially in a small mountain town like south lake!
